As a principle in the tenancy law, the tenancy agreement does not end with the expiry of the lease term, but is automatically extended. This extension is prevented by the tenant . In principle , the lessor will not be able to prevent this for 10 extension years . In order to balance the injustices that this situation will create, it will give the lessor the opportunity to terminate the lease agreement without waiting for the ten-year extension period in case of certain reasons.

Housing and Workplace Rentals;

Turkish Code of Obligations m. 347 “For residential and roofed workplace rentals, the contract is deemed to be extended for one year under the same conditions, unless the tenant notifies at least fifteen days before the end of the fixed-term contracts. The lessor cannot terminate the contract based on the expiry of the contract period. However, at the end of the ten-year extension period, the lessor may terminate the contract without giving any reason, provided that it gives notice at least three months before the end of each extension year following this period.
